We purchased this home during the COVID-19 pandemic and began updating it to create an oasis for our Brooklyn family. We have 27 acres that includes private trails, a swimming pond with a beach, a playground, a fire pit, a deck, and an outdoor grill. Our home boasts 4 oversized bedrooms and 3.5 updated bathrooms. Two of our bedrooms have desks which are perfect for working/learning remotely. Our kitchen includes a new refrigerator, stovetop, and dishwasher. Our basement is an amazing setting for Apres Ski, a cozy family movie night, or a small group gathering; it is equipped with a restored vintage pool table, a wet bar, and a big screen TV. We border NYS property and can walk to local hiking trails. We are a 15 minute drive to Belleayre Mountain for skiing in the winter and beach/boating in the summer. It is a 7 minute drive from our home to the Village of Margaretville where you can pick up groceries, shop local, and dine. We are close to the Pepacton Reservoir which is great for boating and fishing. We have a security system in the home. Each renter will receive a unique access code to enter the home with the door lock and use the alarm system while they rent the home. There are two security cameras outside the home (one above the garage and one in the back above the heating oil tank). Our security system is monitored by Country Home Security.

We are a no shoe household and ask that you treat our home as if it were your own, leaving it as you found it. Well behaved dogs are welcome! We provide food and water bowls and towels to wipe paws. Please note, we do not have a fenced in yard. There is a pet fee of $35, and guests will be charged for any additional damage. There is a Google Nest camera that faces the barn door and door with keypad. Footage remains private and may be used for liability reasons and to monitor occupancy. Dining Room The dining room is open to the living room and features doors leading out on to the back deck, a Vermont Castings gas stove and plenty of space for socializing and relaxing. A second dining area between the kitchen and study offers additional seating for meals or space to play games or work. Living Room The living room has double doors leading into the foyer and is open to the dining area. It features a sofa, two armchairs, and ottoman and a loveseat. With plenty of space for gathering, it it the perfect relaxation spot. There is not a TV but you will be enjoying the view and each other's company that you won't even miss it. Study Built in floor to ceiling bookcases hold printer, games and books. Main House Bedrooms (sleeps 10) Four bedrooms are upstairs on the first floor, up a set of stairs. There are no bedrooms on the main floor. 1. The master bedroom has a king bed. It is on the back right side of the house. 2. The front right bedroom offers two twin beds. 3. The front left bedroom offers one queen bed. 4. The back right bedroom offer one double bed. 5. The ground level suite has a sofa, kitchenette, private entrance, bathroom with a walk in shower and a double bed. There are stairs that lead to the ground level suite. Bathrooms 1. A back deck looks out over the lawn and fields. Outside and down a small flight of stone steps is the entrance to the Garden Apartment. Outside the main level there is a wrap around deck overlooking the gardens and fields beyond. The expansive lawn surrounds the main house and the Wagon House providing an unlimited amount space for play and entertaining. Directly around the front of the home tree's provide a shaded lawn area. Below the house and around the Wagon House there is a sweeping lawn that includes a colossal fire pit, koi pond with 24 foot waterfall and plenty of area for entertaining and outdoor play. The front of the property that runs along the road is fenced and landscaped to allow for safety and privacy. In the summer perennial gardens provide the perfect backdrop for lasting memories. Just across the field is over a mile of private river front directly on the Delaware River, perfect for canoeing (canoe not provided), rafting, swimming, fishing or just a spot for a picnic. Hiking trails across the street give magnificent views of the farm. Wintertime there are places for sledding and endless amounts of room to snowshoe or cross country ski.

They are slow-moving and kind of stand-offish so please give them their space, there are 30,000 reasons to leave them be. - The pond is home to 3 wise and mighty grass carp, disturbingly large but otherwise harmless and good for the pond ecosystem, please do not attempt to ride! - Please note pond access is shared with the residence on the property (and the grass carp). - Please feel free to cut and burn any blow-down branches but do not cut down anything standing. Please keep aware of any burn advisories and practice all necessary care with regard to the fire. - Pack out what you pack in, including loo bags! Leave campsite as you found it. - The property has a 1/3 mile winding easy-to-miss driveway, once at the top near the house, please look for the Tentrr sign on the right leading you down the pond road. The rolling creek, a feeder searching for its mama - the Delaware River, runs down the mountain side and over the rocks to give power and life to the falls. The steady flow makes you think that you far from civilization. But not really – only a short hike and you travel from the falls to the dirt road to a paved highway in a matter of a few minutes. Over thousands of years and a few hundred year floods nature has made this wonderful cave-like formation under and behind the waterfall. The flat rock is a great place for a picnic and enjoying the rushing of the water. The trees surrounding the area make a fitting canopy for this unique campsite. The mountain behind is great for climbing and a short walk down the creek will get you to the base of Jenson’s Ledges. The ledges are a steep hike up a mountain to a spectacular vista. Definitely worth the time and effort it takes to get there. There is also fishing, canoeing and kayaking down the Delaware along with a spectacular 18 hole golf course within a couple miles from the campsite. A ten mile ride in either direction on Route 97 will find you restaurants and shopping along with a bowling alley, access to fly fishing trips, movie theatres and other things to do. We love how the backyard opens directly to a small forest that you can explore and hike around in as well as the proximity to shops, restaurants, hiking, and kayaking in the Delaware River. The cabin also has a land line. The cabin is secluded, during winter months/ heavy snow we have someone plowing the road however you might like to park before you enter private road. Its free parking and save. Guest access Guests can access the part of the mountain that is part of my property and hike freely and also camp!! There is cell reception at cabin but we have a land line too. Also garden area and fire pit to cook outdoors. We have extra tables and chairs for outdoors inside shed.
